Buy to let portfolio finance, structured across the whole market
Upload your property schedule and see an indication of what your portfolio could borrow in minutes. Then let us build the lending around it - one lender or several, buy to let lenders and commercial banks.
Portfolio checker
See what your portfolio could borrow
Our portfolio checker reads your schedule, lays every property out for you to check, and sources the buy to let market to show the most the portfolio could borrow - and how many lenders that would take.
- Upload your schedule. An Excel spreadsheet (.xlsx) or a PDF - the one you send your accountant or lender is fine.
- Check and edit. We show each property's value, rent, mortgage and EPC. Change anything that's out of date, or add what's missing.
- See your indication. The most you could borrow, the loan to value, the capital you could raise, and how it splits between lenders.

This is an indication, not an offer or a recommendation. It's worked out from the figures above against lenders' published buy to let criteria - loan to value, rental cover at each lender's stress rate, how much each lends to one client and how many properties, postcode exposure, property types and EPC ratings - borrowing interest only over 25 years. Lenders will value each property and look at your income, credit history and experience before they lend. Your adviser will check every figure with you.

How Stirling Partners works
One portfolio, structured across the lenders that suit it
We're whole of market, and we work with buy to let lenders and commercial banks, so a portfolio isn't squeezed into one lender's criteria. Where it gives a better result, we build a multi-lender solution: each property placed with the lender that suits it, inside every lender's limits.
Maximum properties per lender
Many lenders cap how many of one landlord's properties they'll lend on. We spread the portfolio so no lender is pushed past its limit.
Maximum lending per lender
Lenders limit their total exposure to one borrower. We place the larger loans where there's room and balance the rest across the panel.
Postcode exposure
Lenders restrict how many properties they'll hold in one postcode, block or development. We check every postcode sector before a property is placed.
Prohibited property types
HMOs, multi-unit blocks, ex-local authority, flats above shops, holiday and student lets - each lender's appetite differs, and we match properties to the lenders that take them.
EPC ratings
Some lenders won't lend below an EPC of E, others price for better ratings. We look up each property's certificate and use it to choose the lender.
Optimising interest cover
Rental cover is tested at each lender's own stress rate and ratio. We weigh this property by property so the portfolio borrows as much as it can, at the best cost.
Portfolio size and gearing
Lenders set limits on portfolio size, overall loan to value and landlord experience. We check yours against each one before we recommend it.
Personal, company and trading structures
Individuals, limited companies, partnerships, trusts and offshore vehicles - and the commercial banks for larger portfolios and mixed-use or commercial property.
What happens next
From schedule to completion
Review
An adviser goes through your portfolio, your objectives and the indication with you, and fills any gaps.
Source
We source the whole market and model the options: one lender, or a split across several, with the cost of each over the term.
Recommend
You see each lender by name, the rates and fees, and why each property sits where it does.
Complete
We manage the applications, valuations and solicitors for every lender, so the refinance completes together.
Is the checker's figure a mortgage offer?
No. It's an indication from the figures you give us and lenders' published criteria. Lenders value each property and look at your income, credit history and experience before they make an offer.
Why doesn't the checker name the lenders?
Lenders' criteria and pricing change often, and the right mix depends on more than the figures in a schedule. Your adviser will talk you through each lender by name once we've looked at your portfolio properly.
What should my schedule include?
Each property's address and postcode, its value, monthly rent, mortgage balance and current lender. Type, tenure and EPC help too - if they're missing you can add them on the table.
What happens to the schedule I upload?
It's read to fill in the table, then deleted from our systems once the table is shown to you. We only keep your portfolio if you send us your details. The AI provider that reads it deletes what it's sent after 30 days.
Can you help with commercial or mixed-use property in my portfolio?
Yes. The checker covers buy to let, but we arrange commercial and semi-commercial mortgages too, including with the commercial banks. Leave those properties in your schedule and we'll include them in your proposal.
