Terms of Business

What we do to help you?

Stirling Partners Finance works with as wide number of lenders and insurers as is possible to help you achieve suitable financing and life insurance outcomes.

We work mainly in the following areas:

  • Residential 1st and 2nd charge loans including Household Mortgages, Buy to Lets, Bridging and Equity Release. Some solutions may include private banks.
  • Insurance: Non-Investment Life Insurance
  • Commercial: Buy to Let Portfolios, Investment mortgages, Bridging Finance, Development loans and Business Finance.

Sometimes we may need to look at several of the above areas at the same time, to help you get the best outcomes.

Regulation

Loans that are secured on your main residence or on a property that you or your family have lived in, or intend to live in, may be considered regulated loans and if so, they will be regulated by the Financial Conduct Authority (FCA), and we will tell you this is the case. Life Insurance is also regulated by the FCA.

We are authorised and regulated by the Financial Conduct Authority (FCA) for regulated business, and you can find us on their register (304236). How are we paid for our services?

We will normally receive a commission from lenders, third parties, such as packagers and insurance providers, if we place business with them. This will be fully disclosed to you in the quotations provided by us and wherever possible in quotations directly from the product provider.

Finance and insurance providers pay a commission to Stirling Partners Finance Ltd to compensate us for the work undertaken, on their behalf, in placing the business with them.

We may sometimes also agree a fee with you for helping you. Our aim is to understand and agree with you, your objectives and then see if those objectives can be achieved. Where this requires a product solution, we will research which product types and lenders/insurers can potentially help and suggest that we proceed with those providers offering the most competitive terms. Any fees we charge will always be agreed by you, in advance, once we have done our best to advise what terms we think are likely to be achievable.

Range of fees that may be agreed in advance with you

  • A processing fee ranging from £0–£500 payable when your case is agreed in principle.
  • An upfront research fee between £500 and £2,500 where the work to prepare case is extensive.
  • A success fee of 1% or £2,000 whichever is higher which becomes due on production of a mortgage offer.

Note: Because we receive commission, fees are often not charged especially where the case is expected to be relatively straightforward.

What should you do if you wish to complain?

A summary of our internal complaints’ procedures for the reasonable and prompt handling of complaints is available on request. If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service at www.financial-ombudsman.org.uk or by contacting them on 0800 023 4567.

Financial Services Compensation Scheme (FSCS)

We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim. What are the clients’ main responsibilities?

  • Be clear with your short- and longer-term objectives to allows us to give you the most appropriate advice
  • Disclose your financial and credit status accurately
  • Advise us of any change in your circumstances that may affect your application
  • It is imperative that you answer any questions within an application honestly and fully as this could affect your credit status lending reputation and affect future insurance future claims

Client and Document Verification

We may from time to time have to verify information about you including ID and address history, income and expenditure, credit record and assets and liabilities.

Referrals

Most of our business comes from satisfied clients and often we are referred by you to new customers. This is always appreciated so thank you in advance for working with us.
