When reviewing the refinance of ten flats for a Limited Company landlord, we had to take a few things into consideration. Balancing the best value products with the need to a target amounts of funds Checking whether the lender would treat them as as a Multi Unit Block or individual flats which impacts pricing Checking postal code restrictions from lenders Checking EPCs to see which rates applied Weigh higher fees/lower rates versus lower fees/higher rates, along with any incentives, to measure the best value over the term Check background rental calculations Look out for property anomalies or unexpected credit items Be aware of rising interest rates causing last minute rate changes All standard stuff but when you have a deadline to meet, it's important not to misjudge the above. In the end we used three different lenders to get the correct blend for our client.

A client’s limited company buy-to-let portfolio faced an expiring facility with a mainstream bank seeking to exit the deal. The high Loan-to-Value (LTV) position, combined with complex tax considerations and Scottish property jurisdiction, meant no viable limited company refinancing options were available in the market. A specialised refinancing strategy was structured to raise replacement funds in the clients' personal names, utilising nine Scottish properties as cross-collateralized security while carefully managing the tax transition.

A client inherited a 40% share in a property portfolio and sought to buy out the remaining 60% equity. Mainstream banks declined the application due to rigid criteria that could not accommodate the complex nature of the buyout transaction. Working alongside the client’s accountant, a long-term strategy was built around borrowing structures, lease management, tax efficiency, and preserving future site development value. A tailored solution was arranged to fit the client's long-term financial plan.

A client needed to refinance a property portfolio to exit an expiring deal. The assets were held within a complex multi-tiered corporate structure. Most lenders refused due to contagion risk between entities, while restructuring ownership threatened heavy tax liabilities. We sourced a specialist lender comfortable underwriting multi-layered corporate structures, preserving the tax position.
